What to Consider Before BUILDING
a Custom Home

Overall Budget

The most important consideration before you build your custom home is determining your total maximum budget. Understanding the maximum you want to spend on your project will allow Zee Builders to create a home that matches your budget. We also strongly advise that you include a “budget buffers” of at least 20% to your budget to cover unforeseen cost overruns.

ESTIMATING TIMEFRAME

There’s no experience quite like building your own custom home. At Zee Builders, we understand the importance of enjoying the process and not being overwhelmed by project milestones and deadlines. The most common causes of delays are site issues and building defects–many of which start with issues in the planning and design phases.
Each custom home building project has its own timeline and budget. Factors such as demolition of your existing structure, council permits, and materials sourcing can take several months to finalise. Add into that potential issues like materials shortages, weather, unavailability of custom materials, and inability to book specialised contractors, and there are many factors that could potentially impact your homebuilding timeline.
At Zee Builders, custom homes can typically be built within 12 to 24 months of your tender agreement being signed.

DESIGN

By far the most exciting part of the custom home building process is the design phase. Whether you choose from Zee Builder’s custom home collection or work with our designers to create a home that is truly unique, your home design will capture your needs while aligning with your taste and style.
Our team of designers are involved in your project from the start to ensure your deign phase runs smoothly. Our trained and experienced designers listen to your needs and capture your requirements to make this stage enjoyable and empowering.
Zee Builders recommends that you consider the following design elements before meeting with our design team:
• Lot Size: Before you begin planning, you need to know the size of your lot and the easements around or within your property lines.
• House Size: When you consider your dream home, think about how much house you really need. Some families want plenty of space and additional bedrooms, while others prefer a home with a smaller footprint.
• Preferred Layout: Your custom layout is based on how you want your home to function day-to-day. Keep in mind your ideal square footage, number of bedrooms and bathrooms, and basement and garage needs.
• Façade Look and Feel: How your home look on the outside is often just as important as the features you choose for the inside. Your home’s “curb appeal” is what sets it apart from other homes and makes it uniquely yours.

• Additional Features: Think about the special features you want to include in your custom design, Maybe you want an entertainment room in the basement to watch your favourite movies. Or perhaps you want heated floors in the bathroom or an energy-efficient fireplace in the living room. Let your imagination be your guide!

Custom-built homes from Zee Builders are designed and built to suit your family’s exact needs and specifications. Custom homes are uniquely designed with your consultation and input and built with the highest quality materials. Custom homes are also designed to precisely fit your property and can be adjusted to fit unusual lot shapes or sloping land.
Remember, a custom home is all about you—and creating a one-of-a-kind sanctuary to enjoy for years to come.

Building Permits

One of the final stages before construction begins on your new home is obtaining the necessary building permits. Once you have gone through the planning phase and are completely satisfied with your design, your project is now ready to be submitted for building approvals. Before your home plans can be submitted, Zee Builders will work with you to contract a town planner to ensure all necessary permissions are in place.
We also use this stage to identify any other potential areas of concern and to speak with your neighbours to ensure they are aware of your construction and design plans. Approaching these areas proactively will help mitigate any obstructions to receiving your construction approval in a timely manner.
Obtaining your building permits can certainly test your patience–it can take several months to receive everything you need from council to proceed. It’s also not uncommon for councils to request additional information before granting their approval, or to place conditions on your approval until certain conditions are met. While it can be frustrating, it’s all part of the process. Clear expectations of timelines will help you navigate this stage with patience and understanding.

MARTIAL QUALITY

Zee Builders prides itself on using quality materials to construct your custom home. Our focus on client satisfaction and transparency mean that your tender agreement clearly outlines the total cost of building materials. This helps ensure that you know the cost of the building materials you choose upfront and understand that high-quality materials, luxury inclusions, and elegant fixtures will cost more.

ZEE BUILDERS PRE-CONSTRUCTION PROCESS

Complementary Consultation

Zee Builders’ expert team of consultants will organise a meeting with you to discuss your project in detail. We will gather specific information about your site, including lot type, 88b documents, sewer diagrams, and any other relevant documentation you have available. Our consultants will then conduct an initial site inspection to review the lot and advise you on site restrictions, such as bushfire, salinity, flood, and acoustic treatments. Please note: all advice provided by Zee Builders during our complementary consultation phase is subject to information and document availability. Statutory requirements may be presented at a later stage after development application (DA) approval. Zee Builders will then advise you of any further site restrictions and requirements.

DESIGN STAGE

Once we have gathered the necessary information about your lot, Zee Builders will schedule a design meeting. During this stage, we will discuss your project budget, timeline, and design requirements. You can explore our large selection of modern, custom, and modern designed homes and compile a list of “must-haves” and “nice-to-haves”—then let our experienced team of designers do the rest!

After our preliminary plans are completed, you will have the chance to review and modify the structural features of your design. As Sydney’s premier custom home builder, Zee Builders strives to provide you with a truly unique design. We will work with you throughout the entire design stage to make your dream home a reality.

TENDER & CONTRACT AGREEMENT

So you love your new home design and want to move forward. What’s next? Zee Builders prides itself on integrity, professionalism, and honesty. We work with you to design the home of your dreams and present you with a quote that reflects the actual cost of your knockdown rebuild project. All of our project estimates are done externally and are based on industry-standard prices. Our commitment to transparency ensures you receive the fairest and most accurate quote for your project—without hidden costs or nasty surprises. Once you have reviewed your contract terms and tender price and are fully satisfied, we will finalise the contract agreement. Congratulations! You have now officially started your home building journey with Zee Builders. Your building contract is finalised only AFTER: You thoroughly review your design and the detailed list of interior and exterior inclusions. You pay our 5% Contract Signing Fee.

COUNCIL SUBMISSION

Once your building contract is finalised, Zee Builders’ pre-construction team will submit your plans and associated documents to council for approval. Since this stage may take a few months, we advise that you compile a list of your desired internal and external inclusions. We will refer you to our suppliers and manufacturers to help you finalise your “must-haves” list.

CONSTRUCTION CERTIFICATE

Once your building approval is received, Zee Builders will finalise plans and documents as per DA conditions. You will then be notified of any changes or additional statutory requirements. Once your plans are finalised, we will submit them to the Principal Certifying Authority (PCA) for final approvals and Construction Certificate (CC).

After we obtain the CC, you will be advised to begin demolition of your existing property (where applicable). Please note: Before commencing construction, Zee Builders requires a clearance certificate from your demolition company.

PREPARATION FOR CONSTRUCTION

SIT BACK, RELAX, AND WATCH YOUR DREAM HOME COME TO LIFE! This is the official start of our construction phase. Once Zee Builders has received your ACC, Confirmation of Finance, and H.O.W, we will commence construction. This stage also gives you access to your very own Client Portal—a central location to access your building plans, documents, variations, and site progress or communicate with our team at any time. Construction only begins after you have signed the building contract. To effectively manage your knock-down rebuild project, Zee Builders separates your payments into 6 individual progress stages. Payment is due after each construction phase—you only pay once that stage is complete!

Faqs

Yes! Zee Builders’ team of experienced engineers and designers can assess your property and create a custom home that suits the specific challenges of your property. Examples of challenging blocks of land include sloping, narrow, coastal, or corner lots.

Our custom-built homes in Sydney are designed collaboratively to ensure that every detail aligns with your vision and that the custom inclusions and exclusions match your style and budget.

Zee Builders has identified the following common factors that impact costs:
• Size of the lot

• Quality of building materials and interior fixtures
• Transport of building materials to your site
• Lot location, shape, and unique features (i.e., sloping)
